Our Two-Coat Sealcoating Process
- Inspection & site prep. We walk the lot, mark issues, set up barricades and signage, and protect curbs, buildings, and landscaping.
- Cleaning. Power blowers and mechanical sweepers remove debris, dust, sand, and loose aggregate. Without a clean substrate, sealer cannot bond.
- Crack fill. Hot-pour rubberized crack sealant is routed and filled into cracks 1/4″ or wider. This is what stops water — sealcoating alone won’t.
- Oil-spot primer. Petroleum-stained areas are treated with an oil-spot primer so sealer bonds rather than peeling.
- First coat. Squeegee, brush, or spray application of commercial-grade sealer cut to manufacturer spec.
- Second coat. Once the first coat tacks (typically 4–6 hours), the second coat is applied for full coverage and depth.
- Re-striping. After 48–72 hours of cure time, we re-stripe parking stalls, ADA, fire lanes, and arrows to match or upgrade the original layout.
Coal Tar vs. Asphalt Emulsion: Which Sealer Is Right for Your Lot?
Coal Tar Sealer
The traditional industrial-strength choice. Outstanding resistance to oil, gas, and de-icing salt. Lasts longer under heavy traffic. Used on most commercial parking lots, fueling stations, and industrial yards. Restricted in some Chicagoland municipalities — we’ll let you know.
Asphalt Emulsion Sealer
Lower-VOC, asphalt-based formulation. Friendlier in environmentally-sensitive jurisdictions and HOAs. Slightly shorter life cycle than coal tar in heavy use, but excellent for moderate-traffic lots, condominiums, and properties where coal tar is prohibited.
Polymer-Modified Blends
