New Asphalt Parking Lot Installation

From greenfield site to final stripe. We handle excavation, sub-grade prep, aggregate base, geotextile fabric (where needed), binder course, surface course, compaction, and striping — self-performed by our crews end to end.

Full-Depth Asphalt Reconstruction

When existing pavement is past patching — alligator cracking, sub-base failure, persistent potholes — full-depth reconstruction is the right call. We remove the failed asphalt and base, correct the sub-grade, install new aggregate, and pave to spec. Properly built and maintained, a full-depth lot lasts 20–30 years.

Asphalt Resurfacing & Overlay

If your base is sound but your surface is failing, asphalt resurfacing is dramatically cheaper than full reconstruction. We mill 1.5″–2″ of failed surface, prep edges and joints, apply tack coat, and pave a fresh 1.5″–2″ surface course. The right call for the right lot.

Asphalt Milling

Cold milling allows precision removal of asphalt to a target depth — essential for overlays at curb height, drainage corrections, and selective failure removal. Our milling crews and our paving crews are the same crews, which means tight schedule control.

Standard Commercial Asphalt Specs

  • Light-duty (passenger only): 1.5″ binder + 1.5″ surface = 3″ asphalt over 6″ CA-6 aggregate base
  • Heavy-duty (truck routes / dumpster pads): 2″ binder + 2″ surface = 4″ asphalt over 10–12″ CA-6 base
  • Industrial / logistics yards: 5″ asphalt over 12″ base, often with geotextile fabric
  • Compaction: 92–96% of theoretical maximum density
  • Mix design: Illinois N-50, IL-9.5, or IL-12.5 per IDOT spec

The Chicago Asphalt Paving Season

Asphalt requires sustained 50°F+ temperatures to compact properly. The Chicago paving season runs April through mid-November. Prime months book early — most repeat clients reserve their slot in February. We can pave year-round on emergency or commercial-essential projects with cold-weather mix and additives, but standard projects are scheduled within the season.

How thick should my commercial asphalt be?

Standard commercial asphalt is 3" total (1.5" binder + 1.5" surface) over 6"–8" of CA-6 aggregate base. Heavy-duty / truck-route areas should be 4" asphalt over 10"–12" of base.

How long does new asphalt last?

Properly installed and maintained commercial asphalt lasts 20–30 years. Without sealcoating and crack sealing, lifespan drops to 10–15.

How long after paving can vehicles drive on it?

Typically 24–48 hours for vehicles. Full cure takes 6–12 months but daily use is fine after the initial cure period.

Asphalt or concrete for a commercial parking lot?

Asphalt costs less upfront, installs faster, and is easier to repair — best for most commercial lots. Concrete costs more but lasts longer in extreme heavy-duty applications. We do both — we'll recommend based on your specific use case.

What's the difference between asphalt overlay and full reconstruction?

Overlay mills 1.5–2" of failed surface and paves new asphalt on top of the existing base — works when the base is still sound. Full reconstruction removes everything (asphalt, base, sometimes sub-grade) — required when the base has failed.
