Why Sealcoating Frequency Matters

Factors That Determine Your Cycle
Traffic volume: 10,000+ vehicles/day = annual sealcoating in heavy zones. 1,000–10,000/day = 2-year cycle. Under 1,000/day = 3-year cycle. Sun exposure: south-facing and west-facing lots oxidize faster. Salt exposure: heavy salt = faster sealer breakdown. Lot age: newer lots (5–10 years) tolerate longer cycles than older lots (15+ years). Prior sealcoat: failed or poorly applied previous sealcoat may need restoration before recoating.
Signs You Need to Sealcoat Now
Asphalt looking gray or chalky (UV oxidation). Hairline cracks beginning to widen. Surface roughness or raveling. Faded striping. It has been more than 3 years since the last sealcoat. The lot is part of a marketing-sensitive retail center or HOA where appearance matters.
When NOT to Sealcoat
Don’t sealcoat new asphalt for 6 to 12 months — fresh asphalt needs to release surface oils. Don’t sealcoat when more than 25 to 30% of the surface is alligator-cracked or has sub-base failure — sealing failed pavement traps moisture and accelerates failure. Don’t sealcoat in cold weather (under 50°F) or on wet pavement.

Most professionally managed properties run sealcoating on a 3-year master cycle: Year 1 — sealcoat lot A, Year 2 — sealcoat lot B, Year 3 — sealcoat lot C, then back to lot A.
