Why We Don’t Publish Generic Pricing
You’ll find plenty of paving websites quoting prices “per square foot.” We don’t, because every commercial paving project is too different for a published number to be honest. The same 50,000 sq ft lot can need three completely different scopes — a sealcoat refresh, a mill-and-overlay, or full-depth reconstruction — depending on what’s actually under the surface. Quoting one price for “parking lot paving” without seeing your property would either over-charge you for the easy job or under-deliver on the hard one. Neither is fair.
What we do instead: walk your lot, measure it, document the existing conditions, and write you a real, itemized scope of work. That’s the only honest way to price a commercial paving project — and it’s free.
What’s Included in Every Estimate
- On-site walk-through. A real estimator on your property, on your schedule.
- Measurements & photos. Documented lot dimensions and existing-condition photo log.
- Written scope of work. Exactly what we’ll do, in what order, with what materials.
- Materials specification. Asphalt mix design, base aggregate, sealer type, paint or thermoplastic — every spec on the page.
- Schedule. Mobilization, work, cure, and re-open dates.
- Itemized line-item pricing. Not “lump sum.” You see exactly what each component of the project costs.
- Warranty terms. The written workmanship warranty that comes with the project.
- Insurance certificates. Available before mobilization, on request.
Our Free Estimate Process
- Request. Call (630) 555-PAVE or submit the online form. Tell us the property address and roughly what you’re thinking — full repair, maintenance, new construction, or “I’m not sure, please tell me.”
- Schedule. Most on-site estimate within 48 hours. We work around your operating hours and tenant access requirements.
- Walk. An estimator visits the property, measures, photographs, notes existing conditions, drainage, sub-grade indicators, and access constraints. Typically 30–60 minutes on-site.
- Quote. you receive a written, itemized estimate by email — including scope, specs, schedule, and warranty.
- Discuss. Questions are welcome. We routinely walk property managers, HOA boards, and facility directors through the scope line by line.
- Decide. When you’re ready, we sign and schedule. No high-pressure sales calls between estimate and decision.
What We Need From You to Estimate
- Property address (or APN if non-standard)
- A point of contact for the site walk
- Operating hours and any tenant access constraints
- Any prior bids or scope documents (helpful, not required)
- Any specific concerns — drainage issues, recurring potholes, ADA gaps, snow-plow damage
What Drives Project Scope (and Therefore Cost)
Even though we don’t publish numbers, we’ll tell you what changes them. Project scope and price are driven by:
- Lot size — larger lots benefit from mobilization economies of scale
- Base condition — sound base allows resurfacing; failed base requires reconstruction
- Asphalt thickness specified — light-duty vs. heavy-duty mixes serve different traffic loads
- Excavation requirements — sub-grade work, soil stabilization, geotextile
- Drainage & grading — catch basins, trench drains, swales, re-grading
- Site access & hours — open-hour vs. night/weekend work
- Material selection — coal tar vs. emulsion sealer, latex vs. thermoplastic striping, standard vs. polymer mix
- Site accessories — striping, ADA upgrades, bollards, speed bumps, wheel stops, signage
An on-site walk identifies which of these apply to your specific property, and the written estimate prices them line by line.
