ADA Compliance for Commercial Parking Lots

ADA (Americans with Disabilities Act) parking lot requirements are not optional — they are federal law for any commercial property open to the public. Illinois adds the Illinois Accessibility Code (IAC) on top, which is sometimes more stringent. Older properties built before 2010 are routinely out of compliance and trigger lawsuits, complaints, or city inspection violations.

Required ADA Parking Counts

Federal ADA requires accessible parking based on total stall count: 1 accessible stall per 25 total stalls (lots up to 100), with 1 of every 6 accessible stalls being van-accessible. The math gets specific — 100-stall lot needs 4 accessible (1 van), 200-stall lot needs 7 accessible (2 van), and so on. Many older lots are short of current count.

ADA Stall and Access Aisle Specs

Standard accessible stall: 8 feet wide minimum, with a 5-foot access aisle on the side. Van-accessible stall: 11 feet wide with 5-foot aisle, OR 8-foot stall with 8-foot aisle. Surface slope in any direction: 1:48 (about 2%) maximum. Stall must be on shortest accessible route to the building entrance.

Required Signage

Each accessible stall needs a sign mounted 60 inches above grade with the International Symbol of Accessibility. Van-accessible stalls need ‘Van Accessible’ added. Illinois requires signage to include the fine for non-compliant parking ($350 minimum, posted on sign).

Detectable Warning Surfaces (Truncated Domes)

Where the accessible route crosses vehicular traffic — at curb ramps, at parking access aisles meeting the building route — federal ADA requires detectable warning surfaces (truncated domes) in a contrasting color. We install cast-in-place or surface-applied truncated dome panels to current spec.

Slope and Cross-Slope Compliance

Accessible routes (parking, ramps, walkways) cannot exceed 1:48 (2.08%) in cross-slope and 1:20 (5%) in running slope without becoming a ‘ramp’ (which then requires handrails and landings). Many old lots fail this — a survey is the first step in a compliance project.
