Crack Sealing & Crack Filling

Hot-pour rubberized crack sealing is the highest-ROI pavement maintenance investment a commercial property can make. It stops water intrusion, prevents potholes, and adds 5 to 10 years to pavement life for cents per linear foot.

What Is Crack Sealing?

Crack sealing is the process of cleaning out cracks in asphalt pavement and filling them with hot-pour rubberized sealant. The sealant flexes with temperature changes, blocks water from reaching the sub-base, and prevents the freeze-thaw cycle that turns small cracks into potholes. Done annually, crack sealing is the single most cost-effective preventive maintenance step in pavement management.

Crack Sealing vs. Crack Filling

Crack sealing uses hot-applied rubberized polymer that flexes and bonds. Crack filling uses cold-pour materials that are cheaper but less durable. For commercial work, we use hot-pour crack seal — it lasts 5+ years vs. 1 to 2 for cold-pour fillers.

Our Crack Sealing Process

We start by routing cracks 1/4 inch wide or larger to create a clean, deep reservoir. The crack is then air-blown clean of debris and moisture. Hot-pour rubberized sealant heated to 380F is applied with a kettle wand, slightly overfilled, then squeegeed flush. The sealant sets within 30 minutes and accepts traffic within 1 to 2 hours.

When to Crack Seal

Best window is spring through fall when cracks are at their smallest (cold weather opens them up). Done annually, crack sealing prevents 80% of pothole formation. Most Chicagoland commercial properties need crack sealing every 1 to 2 years depending on traffic and pavement age.

Why Crack Sealing Matters

Water is the #1 destroyer of asphalt. A 1/4-inch crack lets water reach the sub-base, where it freezes, expands, and pushes asphalt out from below. One winter can turn a small crack into a 4-inch pothole. Crack sealing stops the cycle — and it costs cents per linear foot vs. dollars per square foot for pothole patching.

Frequently Asked Questions

How long does crack sealing last?
Hot-pour rubberized crack seal lasts 5 to 7 years on average, sometimes longer in lower-traffic areas. Cold-pour fillers last 1 to 2 years.
How often should I crack seal?
Annual crack sealing is ideal for commercial properties. New cracks form every freeze-thaw cycle, and catching them early prevents pothole formation.
Can crack sealing fix alligator cracking?
No. Alligator cracking indicates sub-base failure and requires saw-cut patching or full-depth repair. Crack sealing only works on isolated transverse and longitudinal cracks.
Will crack seal show through new sealcoat?
Slightly — fresh crack seal will be visible through one or two coats of sealer. The visibility fades within 6 to 12 months as the sealcoat weathers.
